"I Don't Want a Ventilation System" — Why We Disagreed, and Why the Air in Your House Needs to Change Anyway
A client recently told us, quite reasonably, that she didn't want MVHR in her deep retrofit. No fans, no ducts, no humming box in the loft. She wanted a quieter, simpler house — not more machinery.
Here's the uncomfortable bit: the better we did our job on the rest of her retrofit, the more she needed exactly the system she was trying to avoid.
The house that breathes too well
Old houses leak. Draughts under doors, gaps around sash windows, air finding its way through floorboards and chimneys you forgot existed. It's miserable to live in, but it has one accidental benefit: all that uncontrolled leakage carries moisture, stale air, and pollutants out of the building without anyone thinking about it.
A deep retrofit — new insulation, sealed holes, draught-proofed windows, the works — closes those gaps deliberately. That's the entire point: it's how you cut heating bills and stop cold spots. But it means the air that used to leave by accident now has nowhere to go.
Strip out the leaks without putting a controlled ventilation system in their place, and you've built a sealed box that traps cooking smells, bathroom steam, the CO2 from a full night's sleep, pollutants from the materials and finsihes in our buildings and — less obviously — potential damp risk inside the walls themselves, because moisture that can't escape tends to find the coldest surface in the room and condense there.
What MVHR actually does
MVHR stands for Mechanical Ventilation with Heat Recovery. The unhelpful name is half the reason people are suspicious of it. What it actually does is simple: stale, warm, moist air is extracted from kitchens and bathrooms, fresh air is drawn in from outside, and the two airstreams pass each other through a heat exchanger — without mixing — so the incoming air arrives pre-warmed by the heat in the outgoing air. You get a constant supply of filtered fresh air without constant heat loss, pre-warmed so you don'y have to heat it up.
The practical effects, in plain terms:
Indoor air quality improves noticeably — no more stuffy bedrooms in the morning, no lingering cooking smells, and filtered intake air that's a genuine advantage if anyone in the house has allergies or asthma. Humidity stays under control, which matters far more in a retrofit than people expect, since trapped moisture is one of the main causes of hidden mould and timber decay in older buildings once they're sealed up. Noise drops, because with a sealed, ventilated house you can finally keep the windows closed — no traffic, no early bin lorries — while still having fresh air moving through. And there's a real energy saving: roughly 30% of what you'd otherwise lose through ventilation heat loss is recovered by the system rather than thrown away.
So why did she start with a no?
Because "ventilation system" sounds like added complexity in a project that's already complicated enough — more kit to install, more to maintain, more things that could go wrong, and a hum she imagined hearing every time the house went quiet.
This is likely to be based on imagined experience rather than published data, and that reaction is almost always about the idea, not the system. Once people understand that MVHR is the thing making the sealed, quiet, low-energy house actually liveable — rather than an extra burden on top of it — the conversation usually shifts from "do I need this" to "where does the duct run."
The trade-off, honestly stated
This isn't a no-downside sell. MVHR is a piece of building services kit: it has filters that need changing, ducts that need designing in (not bolted on as an afterthought), and a unit that needs a sensible, accessible location — get the design wrong and you can end up with a noisy installation, which is usually a design and commissioning failure, not a flaw in the technology itself. None of that is trivial in a retrofit where space is already tight.
But weighed against the alternative — a sealed building with no controlled way for moisture and stale air to leave — it's not really optional once you commit to airtightness. It's the other half of the same decision.
And real-world experience, once she moved in and was living in her finished home, she messaged us to say she had never had a better night's sleep in London. We think that is a good endorsement.
