Every set of existing drawings a client hands us on day one is wrong. Not carelessly wrong — just wrong in the way that all as-built information is wrong once a building has settled, been extended, replastered, or simply built slightly differently to what was specified in 1974. The question is never whether the drawings are inaccurate, it’s by how much, and whether that margin matters for what you’re about to do to the building.
That’s what a measured survey buys you: a hard-lined, defined set of measurements for a design, rather than a guess.
The cost of not knowing
We’ve had refurbishment projects arrive with a full set of “as-built” drawings, confidently dimensioned, professionally drafted — and 80mm out on a critical wall, a ‘pinch-point’. Eighty millimetres doesn’t sound like much until it’s the difference between fire escape being wide enough to safely escape, and needing a site instruction, a delay, and a client paying for redesign, with structural work that shouldn’t have been necessary. On a listed building, where existing fabric dictates what you can and can’t do, what fits and what doesn’t, the design has to be consented prior to works starting, an inaccurate survey doesn’t just cost money — it can send a design down a route that turns out to be physically impossible once the walls are opened up, and needed to resubmit the listed building consent.
The pattern is always the same: the error is invisible until the point in the process where it’s expensive to fix. A measured survey doesn’t remove risk from a project. It moves the discovery of that risk to RIBA Stage 1 or 2, where a correction costs a conversation, rather than Stage 4 or on site, where it costs a variation order.
Accuracy isn’t one thing
“Get it surveyed” isn’t a single instruction — surveys come in different levels of accuracy, and the level you need depends on what you’re doing with the information. The industry standard here is RICS’s Measured Surveys of Land, Buildings and Utilities guidance, which sets out a banded scale from Band A (±2mm — engineering setting-out and fabrication tolerances) down through Band J (±1000mm — corridor and route planning). Most people commissioning a survey have never seen this scale and don’t need to; but it’s worth knowing it exists, because it’s the difference between a surveyor producing something fit for design decisions and something fit only for a planning application boundary line.
For architectural design work — and particularly refurbishment, where we’re designing around existing structure rather than a clean site — that generally means Band C or better: dimensional tolerances of around ±5mm. That’s the level at which a survey is genuinely useful for informing junction details, structural openings, and services routing, rather than just giving a broad-brush sense of the building’s footprint.
Below that — Band D, E, F and onward — accuracy degrades quickly, and what you’re left with is something closer to a topographic sketch than a design tool. It might be perfectly adequate for area calculations or a feasibility study. It is not adequate for cutting a new opening into a load-bearing wall.
Digitised drawings are not a measured survey
We’re sometimes offered “good, accurate” existing drawings that turn out to be scanned and digitised versions of decades-old analogue plans. These have their place — they can support early feasibility work at RIBA Stage 2, where we’re testing a concept rather than fixing dimensions. What they cannot do is carry a project into RIBA Stage 3, where we start committing to structural openings, service zones, and junction detailing that has to be right first time. At that point, working from anything less than a current digital measured survey isn’t a shortcut — it’s a decision to find out about the building’s real dimensions during construction rather than before it.
What this means for your project
If you’re refurbishing or extending an existing building — whether that’s a single house or a complex-building on a campus — a measured survey isn’t a box-ticking exercise before the “real” design work starts. It’s the point at which the assumptions your design is built on stop being assumptions. We ask for it early because the alternative is designing against a version of the building that may not exist, and finding that out at the worst possible moment.
